To obtain residency in our community, each Applicant must meet and agree to the following requirements and rental criteria. The term “Applicant” under these criteria means the person who will be signing the residential rental agreement (the “Lease”) as the “Resident.” The term “Guarantor” in these criteria means the person who will sign the guaranty of resident obligations.
These are our current rental qualifying guidelines and requirements and nothing contained herein shall constitute a guarantee or representation that all Residents currently residing in the community, have met these requirements. There may be Residents or occupants who have applied to reside in our community prior to these requirements going into effect.

All Leases are 12 month leases.
To prevent overcrowding and undue stress on the building systems, we restrict the number of Residents who reside in a unit to the following; limit of two Residents per studio and one bedroom, and three Residents per two bedroom units.
All Applicants must have valid photo identification and have a legal right to be present in the United States.
Applicant must have a positive housing history. Refusal by a former landlord to provide a reference or a negative reference from a prior landlord may be grounds for denial of an application. If Applicant has been evicted or sued by a previous landlord in the past seven years, the application will be rejected.
The Applicant must earn a monthly gross income equal to 3 times the total monthly rent and must have qualifying credit history and a minimum credit score of 600. If the Applicant cannot prove income, does not meet the qualifying credit history, or has a record of non-payment or late payment of rent and other financial obligations, delinquencies, collections, judgments or negative credit history, then the Applicant must have a satisfactory guarantor sign a guaranty of resident’s obligations. In the event the Applicant submits an executed Lease, but does not submit an executed guaranty of resident obligations as and when required by Enger Lofts, Enger Lofts shall have the right to require the Applicant to honor its obligations under and comply with all obligations of the Lease.
CRIMINAL BACKGROUND CHECK:
A criminal background check will be conducted and must be able to be completed on each Applicant. Management has the justification to immediately deny an application for any of the following reasons: (i) the inability to obtain a complete criminal background check on an Applicant; (ii) if the background check discloses any felony or gross misdemeanor charge(s) and/or convictions against the Applicant; (iii) if the Applicant’s background check discloses a criminal background involving (a) violent crimes, (b) prostitution, (c) involving the possession of weapons, (d) drug offenses, (e) involving activities which would negatively impact the property or other residents and/or (f) sexual misconduct, or (iv) Applicant has multiple criminal convictions.
A $125.00 per Resident, per term, cleaning and paint “refresh” charge will be deducted from all security deposits at the end of the lease term. Residents have no obligation to clean the carpets or perform paint touch ups.
Enger Lofts takes great pride in providing quality well maintained housing. To further this goal, all of the Enger Lofts property is nonsmoking (including the use of e-cigarettes). In addition, Enger Lofts prohibits drugs, kegs, parties, excessive noise, unruly or disorderly behavior and alcohol consumption in all common areas.
